ST. CHARLES CARRIAGE HOUSE

Golden Constructors delivered the St. Charles Carriage House, a three‑level public parking structure located at the southeastern corner of Gregory Street and Bobtail Road in downtown Black Hawk. The facility provides 126 parking stalls and was developed to meet the City’s parking needs while staying true to the historic character of the surrounding area.

Golden Constructors partnered with DESMAN, Inc. under a Design–Build delivery approach, allowing early and continuous collaboration between the design and construction teams. This partnership was especially valuable given the City of Black Hawk’s commitment to maintaining its late‑1800s mining‑town aesthetic. The structure was intentionally designed to complement adjacent historic buildings rather than present as a typical utilitarian garage.

Architectural features such as a brick facade and CorTen steel roofing were incorporated to reinforce the City’s “old town” character, while still providing a durable, low‑maintenance solution appropriate for the mountain environment. The result is a parking structure that blends seamlessly into its surroundings while delivering modern functionality.

Operational efficiency and traffic flow were key design drivers. The garage includes three separate vehicle entrance and exit points and two stairwells, which reduce congestion and improve user circulation—an important consideration in Black Hawk’s compact downtown setting with high visitor volume.

Structurally, the garage utilizes post‑tensioned concrete on the top two levels. This approach allowed for thinner structural slabs while maintaining strength and durability, reducing cracking and improving long‑term performance. The system enhanced constructibility and lifecycle value while supporting the architectural goals of the project.

The St. Charles Carriage House demonstrates Golden Constructors’ experience delivering public parking structures through collaborative project delivery, balancing architectural sensitivity, structural efficiency, and operational performance. This experience is directly applicable to municipal parking projects that require careful coordination, constructibility input, and high public visibility, such as the City of Boulder’s 1500 Pearl Street Parking Garage.
